following.  From DHCR's website:

DHCR and HTFC are pleased to announce the third in a series of
seminars on the development of affordable rental housing
projects. The goal of this seminar is to provide guidance to
nonprofits in structuring a fair and solid *business deal* as the
basis for joint ventures with for-profits to develop affordable
housing. The seminar*s objectives are:

1. To help nonprofits make informed decisions about when they
should consider a joint venture;

2. To help nonprofits develop an understanding of the structure
of joint ventures; and

3. To help nonprofits develop the skills needed to negotiate
successful joint venture relationships.

Monte Franke of Franke Consulting Group will lead the series. Mr.
Franke has nearly three decades of experience in affordable
housing development, including experience as a nonprofit
developer, a for-profit developer, and as a partner in
non-profit/for-profit joint ventures. This gives him a unique
vantage point from which to discuss venture issues from the
perspective of both worlds. He serves as a consultant to Federal
and state agencies and national associations on affordable
housing and lending programs. He is nationally a recognized
expert in public underwriting of affordable housing, and is the
consulting underwriter to the State of Arizona on its affordable
housing projects.
